Client: French & Michigan

French & Michigan is a multidisciplinary studio, workshop, and gallery located in San Antonio. The owners had identified a Fredericksburg Road site located in the Beacon Hill neighborhood to open a new gallery. For most of its 70-year existence, the building was home to a variety of business and zoned commercial, but was then currently zoned residential. The gallery went ahead and opened without the correct permits or a certificate of occupancy and the neighborhood residents objected.

Our firm was then hired by the client to rezone the property back to commercial and obtain a conditional use for an art gallery. It was a lengthy process to get the zoning change approved because of all of the neighborhood opposition and the history with the site. It was finally approved for rezoning to commercial with the conditional use for an art gallery.
